Involvement that goes beyond the standards, RLD Homes can be instrumental if given the opportunity to actively participate in the preliminary design establishment of criteria, as well as the actual bidding schedule, we can generally reduce the cost and duration of a project before construction commences.
RLD Homes specializes in value engineering if alternate systems are needed which may affect the cost and, or quality and life cycle of the project.
RLD Homes will assist in the selection of architects, engineers and related consultants as required by the necessities of the project. RLD Homes will participate throughout the detailed design process to ensure economies and quality consistent with the project's budget and goals.
RLD Homes solicits bid proposals from qualified sub-contractors and simultaneously reviews them in order to eliminate areas of possible conflict and overlapping jurisdiction among sub-contractors. RLD Homes will then develop realistic detailed schedules for construction.
The contracts between RLD and its sub-contractors are supervised and administered by our on-site project staff as well as the office personnel. This includes arranging with the sub-contractors, for the coordinated provisions of labor, materials, equipment and services necessary to complete a project in accordance with the schedule. RLD personnel administer and resolve any changes in the work orders, claims, credits, and other details that arise in a project always acting on behalf of the client. RLD can assist the client in any and all finish work required. Upon project completion, physical inspections are conducted in conjunction with the client. Any client concerns are immediately executed by RLD.
